This week we want to shed light on our upcoming name change. Real Living Fredericksburg is part of a national Real Living Franchise with some 30,000 +/- agents owned in part by a subsidiary of Berkshire Hathaway (perhaps you heard of Warren Buffet). While the same friendly local agents will be in place, we are going independent on our own choosing. Stay tuned for the new name, but it will have something to do with a description of the place we live and the community we serve. At this writing, we are going through the final phases of approval for the new name. While the corporate franchise is a huge part of the real estate market in the northeastern part of the US, it is not as well branded in the Texas Hill Country and we wish them the best. So, let me highlight the agents here to serve the Central Hill Country real estate community:


The Owner/Broker is still Greg Oehler, GRI, ABR, SRES, in place since 1994. I am not going anywhere. I was born and raised in Fredericksburg and my wife Donna absolutely loves living here! When it comes to talking about real estate, Donna swears I can talk the ears of a jack rabbit (while it is running)!  For almost 23 years I have helped a lot of people and local organizations purchase, sell, or lease real estate and I plan to continue. Past experience includes serving as president and director of the local Board of Realtors, TAR Director, and member of various board committees. Civic activities include chairman of the Economic Development Committee, Chairman of the Good Samaritan Center, Vice Chairman of the Perry Professional (Medical) Building, and serving on various ad hoc committees for the city and the county. At this time, I am blessed to have the single best collective group of agents I have ever had at one time in 23 years of business. None of us are fancy, we are just plain folks not afraid to get our hands dirty to help with the make-ready on a house and get it sold.


And the agents in alphabetical order:


Andrew Harvey: No one puts in more time than Andrew. NO ONE! Talking with Andrew for just a minute tells the listener Andrew came to Fredericksburg as fast as he could by way of South Africa where they learn more of the Queen’s English. In a career where 87% of the new agents never renew their license, Andrew is finishing up 2 years and is determined to succeed. Andrew works with buyers and sellers. He has sold homes, ranches, and a commercial property or two.


Joe Kustelski: Every company needs a “brainiac” and Joe is ours. Relatively new, Joe’s vast experience in sales brings a quick, straight forward opinion on local values and is very anxious to meet new friends and clients. He has been through our in-house training and is ahead of most agents with his experience in working on the coveted GRI or Graduate of the Real Estate Institute designation. Obtaining this designation gives an agent more marketing ideas than he can possibly utilize at once. An agent earns this designation after taking extensive course work and passing three exams. The agent then has to decide what marketing works best for him. Joe hails from Blanco County and treks through Stonewall, Hye, and Johnson City to keep us abreast of what is going on in that neck of the woods.


India Leinweber: India is relatively new with us but an experienced, knowledgeable agent. By education and certification, she is also a teacher, one of the most time-honored careers which I feel is extremely important to society. Going full-time this summer, India has been going through our in-house training, getting to know the local agents and properties, and does a great job of contacting For Sale by Owners who need help. I find India to be extremely practical. In fact, all of our agents are dedicated to giving you open, straight-forward real estate facts and figures, not pie in the sky fluff. I think India would agree that we are likely the most objective agents in Fredericksburg and she fits in well. India’s forte tends to be housing and helping folks buy and sell.


Melynn Williams: Melynn recently capped off her first year with us and has been a blessing to people who need help with making their home market-ready. She has an excellent eye for photography and staging a home to make it look its absolute best. You procrastinators watch out! Melynn will prod and poke you to getting the job done. For your house to do its best it needs to look its best. Melynn will not let you get by with saying “I will get that done next week.” Previous real estate experience includes high-end condos in Austin and Dallas, management, and leasing. Despite that polished look, this lady is one hard worker and getting dirt under her finger nails to help a client is nothing new.


We plan to continue being an integral part of the local real estate community. Yes, our name will change, but we are still the same folks anxious to serve you.


We monitor the market. We know what Sellers are asking, what buyers are willing to pay, the inventory levels, and how long it takes to sell. We like to know what price thresholds are significant and which price levels tend to make a Seller wait a long time. We keep up with the latest changes in the standard contract forms and the latest financing legislation.
